This is your classic creative real estate deal. These deals are working great in todays market. To target these types of deals you should be marketing to free and clear houses. In the case of this house, it was a probate, but free and clear just the same. We like to use yellow letters for the first contact and then follow up with a series of post cards and phone calls if we meet with the seller.

When it comes to real estate, finding leads is very important. If you have leads you will be able to make deals, and without deals, you’re nothing.

When I first started investing in real estate, I was quite disappointed. I couldn’t find enough leads, and couldn’t clinch deals. After putting up bandit signs and taking them down every weekend, I was tired and depressed. Although I got some calls, they were nothing compared to what I’d expected. This doesn’t mean that bandit signs don’t work, because they’re actually very important. However, some things need to be kept in mind when putting up bandit signs. which are

~location
~size
~reach

Location: it’s important to put the signs at a place where people can read it, instead of just being able to see it. Having paid people to put up signs for me, I was horrified to see a sign beside a 55mph road. There was no stop sign or stop light there, and no reason for anyone to see that sign either.

The trick then is to put up signs at places like congested 4 way stops. Here, when traffic stops and then moves from standstill, they don’t just rush past like they do on an open road. So there is a good chance of them being able to read the sign clearly and to take down the number!

Size: Size is crucial when it comes to bandit signs. They have to be big enough, so that people can read the sign and note your number. If they need to squint to read your number, then they probably won't even make the effort. To big and you'll have a hard time getting them out efficiently.

Reach: Reach obviously means the ability of the sign to reach out to people.

The best way of doing this is by putting up signs in target ares that you want leads to come from. If you put up a sign every couple blocks or so, then, not only will it get into people’s heads, it’ll also be easier jotting down the number, even if they miss it at one sign.

What the sign reads: This is important because it includes what it reads, and how it’s presented.

If you state in your sign the kind of deals that you do, or are interested in, then it’ll narrow down the calls to the deals that you’re specifically interested in. E.g., if you’re a foreclosure investor, make a sign that reads “AVOID FORECLOSURE”, again, if you’re a lease option investor, your sign could say “We buy Houses – We Take Over Payments”. A “We Buy Houses” is just as good, if you’re interested in any kind of deal and want a lot of calls.

The presentation of a sign means its color and shape. I recently saw signs near my house shaped like houses, and I thought it was a great idea! People some times tend to ignore mundane looking signs, so it’s great if you can come up with something that’ll make them sit up and take notice.

Thus to conclude, these are just a few of the ways to get good, qualified leads for your real estate investing business through bandit signs. Of course there are many other ways to increase the effectiveness of bandit signs and generate more leads for you! So,

In this Real Estate Marketing Ideas post, I have a special tip. Real Estate marketing guru Richard Roop came up with this idea. He has students all over who have tested it and it works almost as good as the yellow letter.

It's a small sticky note (think post it note) that you stick on the doors of ares that you want to buy houses in. You can buy these at any print shop. They work like crazy. Picture it- you're coming home from work, you get out of the car, head towards the front door. What is the first thing you think you're going to see....Yup..That thing stuck on the door... What is that stuck on my front door? a sticky note.

These work so well for 1 reason and one reason only...They get read. You don't have to wonder if it got opened. You don't have to wonder if it got delivered.

I personal have bought houses using this door to door flyer method.

My next Real Estate Marketing Ideas is not really a marketing idea, but more of a lesson that I have learned along the way.

IF YOU GET OUT OF LINE...YOU GO TO THE BACK OF THE LINE.
I have learned this lesson the HARD way over and over again. This metaphor means this. If you stop doing your marketing you stop getting leads. When you stop getting leads, you stop getting deals.

Now this may seem obvious, but it's not. Or at least not for me. I have flooded my market time and time again with tons of marketing pieces. The calls came in and all of the sudden I'm busy. Busy looking at houses, buying houses, getting those houses sold, dealing with contractors, Realtors, buyers, the list goes on and on. When the dust clears ,guess what I  forgot to do ? Yup, my marketing.

So I start my marketing back up. Only now I wait.
You see, now you have to wait for the saturation factor. This factor works like this, what ever you are doing today you will be paid for 30 days from now. So if you stopped (or "got out of line") your marketing 30 days ago because you got "busy" than your in trouble. You now have to "start at the back of the line" and wait in line.

I like to wholesale houses. It's by far the easiest way to a check in real estate. You can easily get a check in 30 days or less. After you go out and find your deal , you need to find a buyer. I have built my buyers list with absolutely no money out of my pocket. You just don't need to spend money these days to find wholesale buyers.

Here is a Real Estate Marketing Idea that will build your list fast and easy.
1. While you're out driving around, write down all the numbers you see for "we buy houses signs". These are people that obviously are looking to buy houses.
2. Write down all the "for rent" houses. A lot of times these are investors that are always looking for a good deal. If you have one they will probably buy it.
You should be able to build your list in one day max. Spend a Saturday driving your target area and Saturday night calling all of them.

Real Estate Marketing Ideas For selling with Bandit Signs.

When selling a house wholesale you have a couple options on how to market it. We like to use ANY kind of marketing that is cost effective .

Bandit signs are a great way to get your phone ringing with buyers for your wholesales.

I've learned a lot over the last 8 years. Been to many seminars, spend a lot of money on cds and training courses only to learn that if you don't apply what you've  learned you'll with out a doubt make zero.

So the first thing you need to do to make money in real estate is take action.
I first did this by placing bandit signs. Then moved into direct mail and display ads.
My marketing plan looks like this.
200 Bandit signs
1000 Yellow letters
2 to 4 Bird dogs driving areas I send them.

If you follow this simple marketing plan, you will by houses.  I am currently buying any where from 3 to 7 houses. If I want to buy more house, I simply up the numbers of my marketing pieces going out.

    Ever Real Estate Investor that does Real Estate Marketing via direct mail knows that the list is the most important thing in your campaign. Pick the wrong list and your whole mailing will suffer. You may have written a masterful sales letter, but put in the wrong hands, it's just trash.

Thanks right, I don't buy my list. I have bird dogs find the list for me. This is the single thing in your campaign that could sky rocket your success with direct mail.

    It'll be more work, but I can assure you, this is the hottest list around right now. There is no list hotter than vacant houses. Period. A house that is vacant and hopefully rundown is what you are looking for in this business.

Here is how I do it.
1. I run an ad on Craigslist for bird dogs.
2. I give them a short form to fill out with all the info I need.
3. I mail Yellow Letters all the leads I get from my bird dogs.
4. If I get letters back in the mail, I forward those to my skip tracer how WILL find them.
