
When it comes to real estate, finding leads is very important. If you have leads you will be able to make deals, and without deals, you’re nothing.
When I first started investing in real estate, I was quite disappointed. I couldn’t find enough leads, and couldn’t clinch deals. After putting up bandit signs and taking them down every weekend, I was tired and depressed. Although I got some calls, they were nothing compared to what I’d expected. This doesn’t mean that bandit signs don’t work, because they’re actually very important. However, some things need to be kept in mind when putting up bandit signs. which are

Location: it’s important to put the signs at a place where people can read it, instead of just being able to see it. Having paid people to put up signs for me, I was horrified to see a sign beside a 55mph road. There was no stop sign or stop light there, and no reason for anyone to see that sign either.
The trick then is to put up signs at places like congested 4 way stops. Here, when traffic stops and then moves from standstill, they don’t just rush past like they do on an open road. So there is a good chance of them being able to read the sign clearly and to take down the number!
Size: Size is crucial when it comes to bandit signs. They have to be big enough, so that people can read the sign and note your number. If they need to squint to read your number, then they probably won't even make the effort. To big and you'll have a hard time getting them out efficiently.
Reach: Reach obviously means the ability of the sign to reach out to people.
The best way of doing this is by putting up signs in target ares that you want leads to come from. If you put up a sign every couple blocks or so, then, not only will it get into people’s heads, it’ll also be easier jotting down the number, even if they miss it at one sign.
What the sign reads: This is important because it includes what it reads, and how it’s presented.
If you state in your sign the kind of deals that you do, or are interested in, then it’ll narrow down the calls to the deals that you’re specifically interested in. E.g., if you’re a foreclosure investor, make a sign that reads “AVOID FORECLOSURE”, again, if you’re a lease option investor, your sign could say “We buy Houses – We Take Over Payments”. A “We Buy Houses” is just as good, if you’re interested in any kind of deal and want a lot of calls.
The presentation of a sign means its color and shape. I recently saw signs near my house shaped like houses, and I thought it was a great idea! People some times tend to ignore mundane looking signs, so it’s great if you can come up with something that’ll make them sit up and take notice.
